Situated on a verdant hilltop with spectacular ocean views, Villa Kismet is a luxury vacation rental villa that can accommodate up to twelve guests. It is the ideal accommodation if you are looking to celebrate a wedding or other party with family and friends. The villa's Moroccan-style architecture and unique design creates a tranquil atmosphere. There is a large outdoor pool area that includes a hot tub, as well as terraces and verandas that are perfect for gazing out on the turquoise waters of Cruz Bay. A stepping-stone path winds through lush gardens to a gorgeous solitary pavilion.

The kitchen is fully-equipped with chef grade appliances and a breakfast bar. For late night entertainment, there is a elegant yet cozy media room with deluxe armchairs and a widescreen TV. Four of the villa's five bedrooms have king size beds, while the fifth has two queens. One of the bedooms opens to the pool area, and the other four have private balconies with beautiful ocean views. Each bedroom features its own color palette and decor, as well as an ensuite bathroom with stand-alone shower. The master bedroom also has its own lounge area with a deluxe leather couch, as well as a stand-alone bathtub in its bathroom within a niche of bay windows.

Villa Kismet is in a great location to explore St. John. You are just a short drive away from the shops and restaurants of Mongoose Junction and Wharfside Village. Several world-class beaches are nearby, such as Trunk Bay Beach, which is often considered one of the finest in the Caribbean. And then there is beautiful Virgin Islands National Park, with its endless trails trough tropical forests, one of the Caribbean's great natural treasures.

Wedding Policy

• additional fee if group has another event on another day for more than house sleeps

The total guest count used to 60 max including guests staying in house. There would be a security deposit and if you will have music, there are restrictions. 

• If a band is hired for any social event, the band must have only acoustic instruments. Electronic instruments, outdoor speakers and amplifiers are prohibited.
• All outdoor music must end by 9:30 PM. (Indoor music with dance floor available can continue with windows closed and air conditioning on.)

Kindly requests also that efforts be made to reduce any other loud outdoor noise after 9:30 PM, including extremely noisy conversation.

• The social event reception itself, with any gathering of non-Kismet guests, must end by 10 PM.
• All traffic coming and going from Kismet should make an extra effort not to disturb neighbors. No cars or taxis should park in, nor turn in, any neighbor's driveway.

In addition to the rate, $1500 damage deposit and $3000 wedding deposit. These deposits would be used for any damages or excess costs caused by the wedding (garbage, water, electricity, deep cleaning,etc.)
